Mercy Housing Lakefront and Wintrust Financial Corporation recently presented their annual Wintrust Partners in Innovation Award to the financial and development partners contributing to the rehab of the 156-unit Major Jenkins Apartments in Chicago's Uptown community on the North Side.
The award honors a team for their role in creating an innovative community development collaboration. Associated Bank was among those recognized. The bank provided an equity investment totaling $9,450,000 of Low-Income Housing Tax Credit (LIHTC) and Federal Historic Tax Credit (HTC) for the rehabilitation.
The innovative permanent supportive housing project incorporated a complex financing structure, historic preservation elements, service space enhancements that were responsive to resident input, and building-wide Wi-Fi internet access. As the project approached closing in 2020, the COVID-19 pandemic emerged, and the relocation and construction plans were adapted to better accommodate social distancing.
