Talam Transform Berhad announce that on 14 December 2023, Talam Leisure Development Sdn Bhd, a wholly-owned subsidiary of TTB has accepted a Term Loan Facility of MYR 21.0 million offered by Insas Credit & Leasing Sdn Bhd for the following purposes. Lender: Secured Term Loan of MYR 21.0 Million: Purpose and Tenure: To partially pay the land premium due to Bendahari Negeri Selangor in accordance to the letter issued by Pejabat Daerah Dan Tanah Sepang on 5 January 2023 or such other purposes as may be approved by the Lender. The Facility shall be fully repaid within 6 months from the date of first drawdown of the TL Facility with an extension of 3 months.

A third party first legal charge over 5 land titles beneficially owned and registered in the name of Europlus Berhad, a wholly-owned subsidiary of TTB (Bukit Beruntung Lands). A third party first legal charge and/or lienholder caveat over 26 leasehold land titles beneficially owned and registered in the name of Pintar Arif Sdn Bhd, a 97.44%-subsidiary of TTB (26 parcels of Semi-Detached Titles). A third party first legal charge and/or lienholder caveat over 1 leasehold residential land title beneficially owned and registered in the name of PASB (Ukay Perdana Condo Land).

An assignment by TLDSB of 50% of collection sales proceeds from the unsold and sold units pending release of Seroja Apartment in Taman Putra Perdana which form part of the land held under master title No. H.S.(D) 35170 No. PT22432 Mukim Dengkil Daerah Sepang, Negeri Selangor (Assignment of Seroja Proceeds).
