Bob Crocker, director and auction co-ordinator at Savills Nottingham, comments: 'The February auction marks the penultimate sale before the Government's three per cent increase in stamp duty for buy to let and second home buyers will take effect. In light of this, we are expecting a busy auction to start the year with some investors looking to complete their purchases before the change is implemented in April.

'There are a number of lots on offer which would appeal to investors and owner occupiers alike, including 631-633 Woodborough Road which is situated within a popular area of Nottingham and 89 Whinney Lane in Nottingham, an ideal family home which would be a fantastic investment opportunity.'

Paul Giles, head of commercial auctions at Savills Nottingham, comments: 'The February auction offers a diverse number of opportunities across a wide geographical spread. Lots range from a Grade II listed former orphanage to small plots of agricultural land creating widespread appeal amongst developers, investors and owner occupiers.'
