The TEXAF Group's activities in the DR Congo have developed as follows over the course of the 1st quarter:
Rental income from the REAL ESTATE branch (5.6 million for the quarter) is up 4% on the comparable period of 2022. The occupancy rate remained close to 100% throughout the quarter. In response to cost increases, the Group is progressively implementing a 5% rent escalation over 2023 and a subsequent adjustment to the Eurostat consumer price index (excluding energy). In addition, a tighter alignment with market prices will be applied to lease renewals. These adjustments, which will be phased in over 5 years, should result in an increase in rental income from existing leases of around 20% in an unchanged market situation. The Promenade des Artistes (94 apartments) and Silikin Village III (6,000 m2 of co-working space and private offices in a first phase) projects continued as planned during the quarter. On the other hand, the construction of the data centre in joint venture with OADC was delayed due to the incessant rain. These works will have a significant impact on rental income from 2024.
CARRIGRES (sandstone quarry in Kinshasa). Turnover for the first quarter of 2022 was EUR 1.03 million, up 7% compared to the same period in 2022. Volumes were down by 8% due to frequent power cuts despite sustained demand, but average prices were higher than the previous year.
SILIKIN VILLAGE. Activity remained intense with the complete rental of the offices in the first buildings (2,700 m2) of the entrepreneurial and digital hub, new training courses (Excel, database management, etc.), the launch of the "Dare, Dream, Create" ideation programme and numerous visits, including that of the European Commissioners for Development, Ms. Jutta Urpainen, and for the Internal Market, Mr. Thierry Breton.
