111, Survey Page No. 93, Thap Kwang Sub-district, Kaeng Khoi District, Saraburi Province (Land Plot No. 2877) (Buildings in the INET-IDC3 Project Phase 1); Customer center building with an area of approximately 1,600 square meters, including the car park building, restroom building, water tank building and water pump room, guardhouse, and corridors connected to the customer center building, which are common properties of the INET- IDC3 Project situated on the Land Plot No.

2877 (Common Facility Building in the INET-IDC3 Project); Substation control building and its component parts used for the INET-IDC3 Project Phase 1 and Phase 2 which are situated on the Land Title Deed No. 9977, Plot No. 112, Survey Page No.

1212, Thap Kwang Sub-district, Kaeng Khoi District, Saraburi Province (Land Plot No. 9977) (Substation Control Building A (1&2)); Racks and other related connectivity devices used in the INET-IDC3 Project Phase 1, including 492 racks of high-technology core network devices; and Equipment used for the INET IDC3 Project Phase 1. Leasehold rights of parts of the land in the Land Plot No. 9977 on which the Substation Control Building A (1&2) is situated, having the remaining lease term of approximately 22 years 6 months, while the agreement of which will expire on 31 December 2045 ("Land Area of the Substation Control Building A (1&2)").

Mandala Communications Company Limited (Mandala) which is the owner of the Land Plot No. 2877 has established the following rights to INETREIT: Right of superficies on the Land Plot No. 2877 for the premises of the Buildings in the INET-IDC3 Project Phase 1 and the Common Facility Building in the INET-IDC3 Project without any remuneration, which will be expired on 31 December 2045; and Charges on the Land Plot No.

2877 for the common roads within the Land Plot No. 2877 (Land Area of the Common Roads Surrounding the Buildings in the INET-IDC3 Project) without any remuneration, which will expire on 31 December 2045. In addition, INET which is the owner of the Land Plot No.

9977 has registered the charge over the immovable properties on the land area of the common roads within the Land Plot No. 9977 (Land Area of the Common Roads Within the Land Plot No. 9977) to INETREIT without any remuneration, which will be expired on 31 December 2045.

In order to comply with INETREIT's establishment objectives to raise funds for investment in additional assets and to seek benefits therefrom, as well as to generate income and returns for INETREIT and its Trust Unitholders, the Board of Directors, therefore, has resolved that INETREIT should invest in the additional assets to increase the source of income and to generate returns for the Trust Unitholders with the details of the Additional Investment Assets No. 1 to be invested by INETREIT as follows: INETREIT will invest in the Additional Investment Assets No. 1 by means of purchasing the following assets from Internet Thailand Public Company Limited (INET or Asset Owner Company) in accordance with the following details: Ownership in the following structures and equipment: Buildings and their component parts, and the works concerning engineering systems relevant to the provision of services in the INET-IDC3 Project Phase 2 (the Data Center Building with an area of approximately 1,912.75 square meters and the Utility Building with an area of approximately 1,987.50 square meters, totaling an area of approximately 3,900.25 square meters) which are located on the Land Area of the Buildings in the INET-IDC3 Project Phase 2 ("Buildings in the INET-IDC3 Project Phase 2").
