Domani and Icade complete construction on the innovative and inclusive

Domani shared housing project in Crécy-la-Chapelle

On June 28, 2024, Domani and Icade laid the final stone to mark the completion of the Villa Storia project, in the presence of Christine Autenzio, Mayor of Crécy-la-Chapelle. This complex is the first shared and inclusive housing facility for seniors built by Icade, operated by Domani and financed by the Caisse des Dépôts Group.

A shared and inclusive solution that meets the housing needs of seniors

Centrally located just opposite the train station, this innovative and inclusive facility aims to promote ageing well in harmony with others. Domani, a pioneer in shared supported housing for dependent elderly residents, provides an alternative to traditional nursing homes. Two shared housing units have been built in Crécy-la-Chapelle, with each one comprising eight individual private rooms of around 28 sq.m. In addition to these private rooms, there is a lounge, kitchen and dining room in the common areas.

The private areas are designed to be secure and adapted to the specific needs of the residents who receive around-the-clock attention. The facility also provides shared services intended to foster social interaction and conviviality between its residents.

Various forms of financial support are available to make this living arrangement more affordable. Domani is committed to helping residents apply for this assistance, thus ensuring a safe and secure environment.

A living facility that meets the sustainability needs of cities

For Icade, this Domani facility is part of a wider project to develop a mixed and inclusive neighbourhood. Between now and the end of 2025, 26 owner-occupier units, 16 social housing units, 10 intermediate rental single-family homes, a 255-sq.m retail unit and two Domani senior co-living facilities will be built. Designed by MAES Architectes, special attention has been paid to the project's architectural treatment and landscaping. Forty percent of its land will be preserved as green space and a centrally located landscaped area will allow residents to enjoy the outdoors and stay cool. In addition, the simplicity of the chosen materials (light-coloured rendering, slatted wood cladding, flat roof tiles) set off against the surrounding town houses and small buildings means that each dwelling can be seen as unique to the complex as a whole. The Domani facility will obtain NF Living Environment HQE certification and the E+C- label (energy-plus and low-carbon buildings) with an E2C1 rating as well as complying with French Thermal Regulation RT 2012.

Domani is also part of Icade's start-up studio Urban Odyssey. This project demonstrates the Group's desire to build the city of 2050 to be mixed-use and more sustainable, in line with its ReShapE strategic plan. It also reflects the Group's intention to innovate with different types of housing to make them more inclusive.
