(14 July 2017- Hong Kong) -- Central China Real Estate Limited ("CCRE" or the "Company", together with its subsidiaries, the "Group"; SEHK stock code: 832), one of the leading Henan-based property developers announces that on 26 June 2017 and 29 June seperately, Henan Zhongyuan Central China City Development Limited ("CCRE Zhongyuan"), an indirect wholly-owned subsidiary of the Company, entered into management entrustment contracts for developing real estate projects with Luo Yang Tian Yun Industrial Company Limited ("Luoyang Tianyun"), An Yang An Chung Real Estate Development Limited ("Anyang Anchuang"), Xun Xian Yong Fa Real Estate Development Limited ("Xunxian Yongfa"), Pu Yang Shi Xiang Yun Properties Limited ("Puyang Xiangyun") and Jiao Zuo Heng Zeng Properties Limited ("Jiaozuo Hengzeng").

On 26 June 2017, CCRE Zhongyuan (as the trustee) entered into our 48th management entrustment contract for developing real estate project with a planned gross floor area of approximately 367,000 square meters (the "Songxian Tiancheng Road Project Management Entrustment Contract") with Zhao Changfei, Li Huike and Li Hui (as the guarantors) as well as Luoyang Tianyun (as the principal) for a period of 48 months. According to the Songxian Tiancheng Road Project Management Entrustment Contract, CCRE Zhongyuan was engaged by Luoyang Tianyun for developing, operating and managing the real estate project established on a parcel of land in the east of Xihuan Road, the west of Tiancheng Road and the south of Jincheng Road, Song County, Luoyang City, Henan Province of the People's Republic of China (the "PRC") (the "Songxian Tiancheng Road Project"), which CCRE Zhongyuan would charge royalty fee and performance fee in return..

On 29 June 2017, CCRE Zhongyuan (as the trustee) entered into our 49th management entrustment contract for developing real estate project with a planned gross floor area of approximately 123,000 square meters (the "Tangyin Wenchang Road Project Management Entrustment Contract") with Gao Zhenjiang, Chen Liping and Song Naitao (as the guarantors) as well as Anyang Anchuang (as the principal) for a period of 36 months. According to the Tangyin Wenchang Road Project Management Entrustment Contract, CCRE Zhongyuan was engaged by Anyang Anchuang for developing, operating and managing the real estate project established on a parcel of land in the east of Xinzongsi Road, the south of Zhide Street, the west of Xinzongsan Road and the north of Chongwen Avenue, Tangyin County, Anyang City, Henan Province of the PRC (the "Tangyin Wenchang Road Project"), which CCRE Zhongyuan would charge royalty fee and performance fee in return.

On 29 June 2017, CCRE Zhongyuan (as the trustee) entered into our 50th management entrustment contract for developing real estate project with a planned gross floor area of approximately 135,000 square meters (the "Xunxian Xiaohe Road Project Management Entrustment Contract") with Liu Guosheng (劉國勝) (as the guarantor) as well as Xunxian Yongfa (as the principal) for a period of 48 months. According to the Xunxian Xiaohe Road

Project Management Entrustment Contract, CCRE Zhongyuan was engaged by Xunxian Yongfa for developing, operating and managing the real estate project established on a parcel of land in the east of Xiaohe Road and the south of Jincheng Road, Xun County, Anyang City, Henan Province of the PRC (the "Xunxian Xiaohe Road Project"), which CCRE Zhongyuan would charge royalty fee and performance fee in return.

On 29 June 2017, CCRE Zhongyuan (as the trustee) entered into our 51st management entrustment contract for developing real estate project with a planned gross floor area of approximately 91,000 square meters (the "Puyang Tieqiu Road Project Management Entrustment Contract") with Yan Kai, Lv Guangyong and Lv Guangqin (as the guarantors) as well as Puyang Xiangyun (as the principal) for a period of 36 months. According to the Puyang Tieqiu Road Project Management Entrustment Contract, CCRE Zhongyuan was engaged by Xinyang Hongda for developing, operating and managing the real estate project established on a parcel of land in the west of Beiguan Road and the north of Tieqiu Road, Puyang County, Puyang City, Henan Province of the PRC (the "Puyang Tieqiu Road Project"), which CCRE Zhongyuan would charge royalty fee and performance fee in return.

On 29 June 2017, CCRE Zhongyuan (as the trustee) entered into our 52nd management entrustment contract for

developing real estate project with a planned gross floor area of approximately 74,000 square meters (the "Jaiozuo Yingbin Road Project Management Entrustment Contract") with Gao Ju, Xie Haijiang and Du Haiping (as the guarantors) as well as Jiaozuo Hengzeng (as the principal) for a period of 24 months. According to the Jaiozuo Yingbin Road Project Management Entrustment Contract, CCRE Zhongyuan was engaged by Jiaozuo Hengzeng for developing, operating and managing the real estate project established on a parcel of land in the west of Yingbin Avenue and the north of Nanyang Avenue, Jiaozuo City, Henan Province of the PRC (the "Jiaozuo Yingbin Road Project"), which CCRE Zhongyuan would charge royalty fee and performance fee in return.

Mr. Wu Po Sum, Chairman of the Group said, "These five projects are our 48th to 52nd Management Entrustment Contract since December 2015. The approximate total GFA reached 9.91 million sqm. The light-asset projects will continue the direction in achieving the blue ocean strategy and further promote the Group's transformation in light-asset operating model. We believe such projects under light-asset model will become one of the business growth drivers for the Group in the future."
