Boustead Projects Limited (Boustead Projects or the Company) announced that it has secured its first green loan in the region of approximately SGD 130 million from UOB under the UOB Real Estate Sustainable Finance Framework. The green loan was extended to BP-Dojo LLP, Boustead Projects' joint venture special purpose vehicle under the Boustead Development Partnership (BDP) to refinance ALICE@Mediapolis ("ALICE"). BP-Dojo LLP developed and owns the landmark development. Located at Mediapolis, one-north, ALICE is a smart, eco-sustainable business park development that has been awarded the Green Mark Platinum by the Singapore Building and Construction Authority, a first for BDP's property projects. 80% of ALICE's constructed floor area used greener building methodologies including prefabricated building systems which helps minimise construction waste and the first large-scale prefabricated bathroom units used in Singapore's built environment sector. ALICE's energy-saving implementations include a district cooling system, double glazed low-emissivity glass to reduce heat inflow, a full LED lighting system further controlled by motion sensors for common areas, variable voltage variable frequency elevators, a daylight design for the atrium, a 100 kilowatt-peak rooftop solar panel array co-located with greenery and several sky terraces to help reduce heat island effects. ALICE also features the use of extremely efficient water fittings and a rainwater harvesting system to recycle captured rainwater towards water intensive horticultural and toilet flushing purposes. To encourage the responsible use of energy and water, ALICE also features sub-metering systems that can be accessed real-time on an innovative mobile app for individual tenants to track their utilities usage. ALICE's adoption of green building methodologies during design and construction, use of smart building management technologies based on the Internet of Things with an integrated smart app for tenants, facility managers and owners that is tied to a backend next generation digital facility and asset management solution, has established the development's reputation as Singapore's first truly smart business park building and a credible model for demonstrating green building sustainability throughout an entire building's multi-decade lifecycle.
