Ad hoc announcement pursuant to Art. 53 of the Listing Rules

Glattpark, 10 July 2023: Allreal is purchasing a property spanning 75,000 square metres on Klosterstrasse in Winterthur ZH from Maschinenfabrik Rieter AG. The sale is due to be notarised within the next few days. It is expected that ownership will be transferred in autumn 2023. The purchase price amounts to CHF 96 million.

The site in the Töss district of Winterthur is key to the city's 2040 development plan. The area has excellent transport connections with train and bus stations and a motorway nearby. There is attractive long-term development potential for the site due to its excellent location in an area in transition.

The first step for Allreal will be to enter into a dialogue with the city of Winterthur and other relevant authorities to set out the framework conditions for future development. The plan is to transform the current industrial site into a modern office and residential area with supra-regional appeal and a nod to the pioneering days of the textile industry.

Rieter will not be going far, as the company is due to move into its new campus complete with head office and research centre - also being built by Allreal. Renowned companies from the technology and research industry will be based on site too. With this development Allreal will be securing jobs and creating new homes in the city of Winterthur in the long term.

All existing rental agreements will be transferred to Allreal, with vacant spaces set to be renovated and filled gradually over the next few years.
