Multi award-winning housebuilder St. Modwen Homes, is helping 2016 get off to a great start for potential homeowners in Newport by stamping out Stamp Duty on two of its most desirable house types.

Saving purchasers as much as £4,450, St. Modwen Homes will cover the cost of Stamp Duty for buyers of either The David or The Aerdeyrn four bedroom houses at its Glan Llyn development, located off Queensway in Llanwern, Newport.

Bev Hall, Sales and Marketing Director at St. Modwen Homes, said: 'Stamp Duty is a government land tax that is payable on all homes priced above £125,000 in the UK. For many people, it is often the forgotten cost associated with buying a new home so, to give people a helping hand, we're offering to cover this cost on two of our most desirable house types for anyone that reserves a new home at Glan Llyn before the end of January.'

Purchases pay no Stamp Duty on the first £125,000 of a property's price, then 1% is payable on the value between £125,000 and £250,000 and 5% is payable on the remaining price above £250,000. The David and Aerdeyrn homes are the last two properties available on the first phase of the Glan Llyn development and are priced at £276,995 (Stamp Duty cost of £3,849.75) and £288,995 (Stamp Duty cost of £4,449.75) respectively.

One of the stand-out designs on the development, The Aerdeyrn house type boasts a full height glazed frontage off set by timber detailing and red brick exterior, creating a stylish and contemporary appearance. Inside, the house has been designed to offer luxurious yet practical family living with a large lounge and separate family room, as well as an open plan kitchen and dining room and four double bedrooms. Praised within the industry for its design-led approach, St. Modwen Homes has included tasteful finishes throughout the property, such as double French doors leading out to the rear garden from both the dining room and lounge.

Since its launch last year, Glan Llyn has proven popular within the local market as well as proving to be a desirable commuter location for people working in the Bristol and Cardiff areas.

The new homes are part of a larger development being delivered at Glan Llyn by the UK's leading regeneration specialist, St. Modwen. In addition to new homes, Glan Llyn will boast leisure and retail space, new education facilities and 80 acres of extensive open parkland when complete. The former Llanwern Steelworks site will also feature its own 100 acre business area, Celtic Business Park, making it a major provider of new office, industrial and warehouse space.

Construction is now underway on the second phase of homes at Glan Llyn which will see a number of new house types built by St. Modwen Homes.
