EPR Properties is a diversified experiential net lease real estate investment trust (REIT), specializing in select enduring experiential properties. The Company operates through two segments: Experiential and Education. The Experiential segment consists of approximately148 theater properties, 61 eat and play properties, 35 attraction properties, 11 ski properties, four experiential lodging properties, 30 fitness and wellness properties, one gaming property, and one cultural property. The Company's Education segment consists of property types, which include approximately 46 early childhood education center properties and nine private school properties. The Company's investment portfolio includes ownership of and long-term mortgages on Experiential and Education properties. All the Company's owned single-tenant properties are leased under long-term, triple-net leases. Its properties are located in over 43 states and Canada.
